Spin Master Relocates, Consolidates NYC HQ

The Canadian company is expanding its New York City footprint by joining its games and puzzle division at The Factory, a 1.1 million-square-foot creative office building in Long Island City.

The Factory

Spin Master Corp. has signed a six-year lease with Atlas Capital Group, Partners Group and Invesco Real Estate for 25,744 square feet on the sixth floor of The Factory in Long Island City. The Canadian company will relocate and expand its New York City headquarters, bringing its total footprint to 50,802 square feet at the 1.1 million-square-foot property.

Located at 30-30 47th Ave., the former Macy’s warehouse was completed in 1926 and underwent a conversion in 2015, which resulted in an open-plan workspace, flexible floorplans, high ceilings and oversized windows. The Factory features amenities such as a new lounge, indoor bike storage, Factory Athletic Club, parking and private roof deck space. Notable tenants—along with Spin Master’s games and puzzle division, Cardinal Toys—include Ralph Lauren, Macy’s, J. Crew’s Madewell as well as HALO Branded Solutions, the last company to join the roster.

Amenity-rich location

The property is within walking distance of eateries, art galleries and schools. Additionally, The Factory provides shuttle service to the local subway and train stations, including Hunters Point Avenue and Court Square.

Newmark Knight Frank Executive Vice Chairman Brian Waterman, Executive Vice President Howard Kesseler, Director Jordan Gosin and Associate Alex Rosenblum represented the ownership in the transaction.
