NKF Arranges LIC Creative Lease

HALO Branded Solutions will occupy more than 17,000 square feet on the sixth floor of The Factory, a former 1.1 million-square-foot Macy’s warehouse.

HALO Branded Solutions has signed a 10-year lease with a partnership comprising Atlas Capital Group, Partners Group and Invesco. The tenant will occupy 17,684 square feet of creative space at The Factory, a 1.1 million-square-foot office building in Long Island City. With plans to move in by year’s end, HALO will take up space on the building’s sixth floor. 

Located at 30-30 47th Ave. in the borough’s Long Island City neighborhood, The Factory sits minutes away from two bus stations and trains. Neighborhood amenities include eateries, art centers and accommodation options. The Factory spreads across 10 stories and it was originally completed in 1926. The ownership converted the former industrial building to create flexible office space. The property currently features:

  • large floorplans
  • high ceilings
  • oversized windows
  • new lounge
  • indoor bike storage
  • multiple food providers
  • fitness center
  • parking
  • private roof deck

Lee & Associates Executive Managing Director & Principal Kenneth Salzman represented the tenant. Newmark Knight Frank’s Brian Waterman, Howard Kesseler, Jordan Gosin and Alex Rosenblum acted on behalf of the landlord. 

Following the renovation of this 92-year old former Macy’s warehouse, The Factory has become a magnet for young millennials seeking cool collaborative workspace, accompanied by a myriad of sought-after amenities,” Waterman said in a prepared statement.

HALO will join a roster of tenants comprising Ralph Lauren, Macy’s and J.Crew’s Madewell, among others. Last month, NKF brokered a long-term Manhattan lease on behalf of a tech company.
