San Juan Medical Center Fully Leased Ahead of Completion
Medical office properties are attracting interest in SoCal, as an under-development facility already reaches full lease-out.

A new medical office asset in San Juan Capistrano already completed pre-leasing operations, highlighting interest in the sector. Known as the San Juan Medical Center, the property owned by Accretive Realty Advisors is expected to house four tenants, fully occupying the facility by the end of Q1 of 2016. Leasing activity was carried out with the help of Newmark Grubb Knight Frank Global Healthcare Services.
NGKF Executive Managing Director Garth Hogan and Associate Director John Scruggs worked on behalf of Accretive Realty to secure the tenants for the San Juan Medical Center. The development team includes architect Ware Malcomb, as well as contractor Snyder Langston.
Located at 31001 Rancho Viejo Road, the two-story medical facility offers a total of 40,551 square feet of space. The building’s second floor totals 25,000 square feet of space, an area that will be taken over by MemorialCare Medical Group. The first floor will be occupied by Fresenius Renal Care, as well as two other medical tenants.
Built in accordance with the Affordable Care Act, San Juan Medical Center offers great proximity to the Ortega Highway, as well as the 5 Freeway, the Marbella Country Club and Marbella Plaza. According to Gath Hogan, the property is “the first Class A medical office building constructed in San Juan Capistrano over the past 25 years”.
