QTS Plans Record-Setting Data Center Campus in Atlanta Suburb

Located on a 615-acre site, the project would be the largest multi-tenant facility of its kind.

Overland Park, Kan.–based data center developer Quality Technology Services has completed the $153.8 million acquisition of 615 acres in Fayetteville, Ga., it was announced Friday by CBRE, which brokered the sale for the seller, the Fayette County Development Authority (FCDA).

In the announcement, CBRE further stated that QTS plans to develop the world’s largest multi-tenant data center campus at the site.

A QTS spokesperson declined to confirm those plans or to provide any additional information.

CBRE noted in a prepared statement that the sale of the site, about 25 miles south of downtown Atlanta, is one of the Atlanta area’s largest land sales of 2022.

In the statement, FCDA President Megan Baker added that the multi-layered project included a variety of landowners and option holders, rezoning, annexation, utility upgrades and tax incentives.”

A CBRE spokesperson told CPE that the land combines two parcels, one 493 acres and the other about 122 acres. The annexation and rezoning of the last 412 acres for the project reportedly was approved by Fayetteville’s city council at the end of June.

In the statement, CBRE Executive Vice President Tim Huffman, who, with CBRE’s Mike Lash, represented FCDA, said the key drivers for data center development in metro Atlanta include readily available access to reliable power and fiber connectivity, as well as short infrastructure-delivery lead times and low costs.

Strength in the South

Atlanta currently has 249.5 MW of data center capacity, a 71.7 MW increase from the first half of 2021, according to a recent CBRE report.

Atlanta’s data center market has seen strong demand, with its current stock of space currently sitting at just 3.6 percent vacancy, CBRE also reported.
