Portman to Develop 714 KSF Industrial Houston Campus
Completion is slated for the second half of next year.

Portman has secured construction financing for Gateway 1960, a 714,233-square-foot speculative industrial project in Houston. Development costs total $24.3 million, according to filings at the Texas Department of Licensing and Regulation.
Work is slated to kick off this month, with completion expected in the third quarter of 2027. Angler Construction serves as general contractor and Powers Brown Architecture as architect. Langan provided civil engineering services.
The campus will include a 440,323-square-foot cross-dock facility and a 157,723-square-foot front-load warehouse, as well as a 116,293-square-foot rear-load building.

Located on more than 33 acres at 3750 FM 1960 Road E., the project will rise within the 189-acre North Houston Commerce Park, a master-planned industrial development by Partners Real Estate, the same company that will provide marketing and leasing for Gateway 1960. Interstate 69 runs about 3 miles away, while George Bush Intercontinental Airport operates within 7 miles.
The master-planned development is in high demand, with another developer looking to break ground there. Adkisson Group plans to build 11 warehouses ranging between 25,000 and 150,000 square feet inside North Houston Commerce Park. Construction is likewise expected to kick off this month.
Speculative industrial development thrives in Houston
This development activity reflects Houston’s heightened speculative industrial construction, driven by its strong port activity. That speculative tilt was evident in the second quarter, when just 10.8 percent of the market’s industrial deliveries were preleased, according to a Lee & Associates report.
One such project came online in May when Triten Real Estate Partners brought online Kenswick at 1960, a 400,000-square-foot project in Humble, Texas. The two-building campus is also next to the George Bush International Airport and about 5 miles from the soon-to-be-developed Gateway 1960.
