Pendry JV Tops Out Tampa Luxury Mixed-Use
The property features hotel suites and for-sale residences.

A joint venture between Pendry Hotels & Resorts and Two Roads Development has topped out a 38-story luxury development in Tampa, Fla. The mixed-use project features a 218-key hotel component, dubbed Pendry Tampa, and 190 condominiums that make up Pendry Residences Tampa. Completion is expected next year.
Upon delivery, the tower will be the first Pendry-branded property in Florida. Arquitectonica serves as the project’s general architect, Studio Munge is providing interior design services and Coastal Construction serves as general contractor.
The combination of hotel and residential components is central to current mixed-use design trends, alongside the presence of health and wellness amenities. A full-service conference hotel attracts a significant amount of visitors, extending the neighborhood’s active hours.
Pendry’s take on hospitality and residential living
Upon completion, the Pendry Tampa hotel will comprise guestrooms and suites, alongside multiple restaurants, cafes and shops, across floors one through 14 of the tower. Amenities are to include a spa, fitness center and 14,000 square feet of meeting and event space.
Similarly, the condominium component of the property will feature a residential lobby with lounge, pools, a fitness center and a spa, alongside private dining and social spaces. The residences will have one- to three-bedroom layouts ranging from 1,379 to 3,956 square feet, with prices starting at $1.7 million. Currently, more than 80 percent of the units are under contract.
Located at 100 Ashley Drive S. along downtown Tampa’s Riverwalk, the mixed-use development is just off the Selmon Expressway. Additionally, the site is across from several prospective and planned residential projects amounting to more than 700 units.
Pendry’s luxury hospitality portfolio includes properties in San Diego, Baltimore, Chicago, Manhattan, Washington, D.C., and New Jersey. In Nashville, Tenn., the firm is developing Pendry Nashville, a mixed-use project similar to the one in Tampa, within Paseo South Gulch. The 30-story hotel and residential tower will feature 180 keys and 146 condominiums upon its 2027 delivery.
