Developers Inland American Communities Group and Hanover Co. are showing interest in the North Central Expressway area. Both are planning on adding a large number of apartments and retail space there.
Inland American’s Cityville CityPlace has been on the books for a couple of years, but the developer has just recently kicked off the mixed-use project consisting of 356 apartments, a new Kroger supermarket, LA Fitness and a parking garage. Set on Haskell Avenue, just east of North Central Expressway, the development will rise on the location of the old Loews cinema–torn down in 2008. Designed by JPH Architecture/Urban Design, the urban-style apartment building will be delivering its initial units in the first quarter of 2013, while the overall completion date is set for the end of third quarter 2013.
Houston developer Hanover Co., responsible for three high-rise apartment buildings in the Uptown District, is now looking to start a new project in the North Central Expressway area, as well. The Residences of City Place would rise on 4.4 acres at North Central and Carol Avenue, just north of the CityPlace complex. Hanover, one of Dallas’ most experienced luxury apartment builders, plans to build the five-story, 400-unit apartment property on vacant land owned by the state of Texas and zoned for mixed-use development; according to The Dallas Morning News, the developer has the property under contract to purchase. The project is currently pending approval from the city of Dallas.
The two developments would bring the number of new large rental communities in the area to three, as JLB Partners is moving forward with its 300-unit apartment building at Blackburn Street and North Central.
