2018 National Retail Absorption

Net absorptions decreased for retail markets year-over-year in every region in the fourth quarter of 2018, according to CoStar Group. The most notable drop came from the Midwest, down by 49.4 percent, followed by the Northeast (down by 34.4 percent), the South (down by 27.3 percent) and the West (down by 23.8 percent). Retail net absorptions decreased by 32.2 percent on a national level. Compared to the same period in 2016, national rates dropped by more than half (down by 52.4 percent). Forecasts for the fourth quarter of 2019 show that retail net absorptions are projected to increase in every region. The most significant growth is expected to come from the Midwest (up by 43.5 percent), followed by the Northeast (up by 21.4 percent) and the South (20.2 percent). The smallest change is expected to come from the West (up by 10.8 percent). Net absorption rates are expected to increase by 19.9 percent on a national level.

The most considerable decline came from Midwest, down by 40.6 percent, followed by the Northeast (down by 28.9 percent) and South (down by 19.6 percent). The only growth came from the West, which experienced a 37 percent increase compared to the same period in 2017. Retail net absorptions decreased by 15.7 percent on a national level. Compared to the same interval in 2016, national rates dropped by 47 percent. Forecasts for the third quarter of 2019 show that retail net absorptions are projected to increase in almost every region. The most considerable growth is expected to come from the Midwest (up by 43.5 percent), followed by the South (up by 19.5 percent) and Northeast (16.8 percent increase). The only decrease is expected to come from the West (down by 6.7 percent). Net absorption rates are expected increase by 15.6 percent on a national level.

The most significant decline came from the Northeast, down by 54.3 percent. The only growth came from the West, with a 23.5 percent increase year-over-year in July. Retail net absorptions inched down by 32.4 percent on a national level. Compared to the same interval in 2016, national rates dropped by 45 percent. Forecasts for the second quarter of 2019 show that retail net absorptions are projected to increase in every region. The most significant change is expected to take place in the Northeast (up by 61.1 percent), followed by the South (up by 36 percent). The Midwest is set to experience a 28.3 percent decrease, while the most modest change is expected to come from the West (up by 2 percent).

The most minor change came from the West, with only a 5.6 percent increase year-over-year. Retail net absorptions inched down by 38.2 percent on a national level. Compared to the same interval in 2016, national rates dropped by 33.6 percent.

Forecasts for the first quarter of 2019 show that office net absorptions are projected to increase in some regions. The most significant change is expected to take place in the Northeast (up by 26.9%), followed by the South (up by 17.8 percent). The Midwest is set to experience a slight decrease of 3.0 percent, while net absorptions in the West are projected to decline by 0.8 percent.

Retail net absorptions dropped by 48.8 percent in the Northeast, which registered the most significant decrease, followed by a 46.2 percent decline in the South. The smallest change came from the West, with only an 8.2 percent decrease year-over-year. On a national level, retail net absorptions fell by 39.8 percent. Compared to the same interval in 2015, national rates dropped by 33.6 percent. Forecasts for the fourth quarter of 2018 show that retail net absorptions are expected to increase in almost every region, with the most relevant change projected to take place in the Northeast (up by 36.3 percent), while the West will experience a mild decrease (down by 1.0 percent).

The Northeast posted the most significant decline at 57.3 percent, while the Midwest dropped by 51.5 percent. Retail net absorptions fell by 48.6 percent on a national level. Vacancy rates remained unchanged for retail markets year-over-year, except for the Midwest, where vacancies fell from 5.6 percent to 5.5 percent in the third quarter of 2017.

Forecasts for the third quarter of 2018 show that retail net absorptions will increase in every region, with the most relevant change expected to take place in the Northeast (up by 57.3 percent), followed by the West (43.3 percent).
