Merritt Campus in Baltimore Lands New Tenant

Deli Brands of America, a subsidiary of Saval Foods Corp., will occupy 19,000 square feet at the upcoming single-story building within Beltway Business Park.

Deli Brands of America, the processing subsidiary of Saval Foods Corp., has signed for 19,000 square feet within Merritt Properties’ Beltway Business Park in Baltimore. Merritt Properties had in-house representation and Lee & Associates worked on behalf of the tenant.

Located at 1705 Twin Springs Road, the single-story, 42,000-square-foot building is one of two currently under construction within the campus and is slated for completion in early-2018. The building will offer 20 to 24-foot clear heights, open floor plans, docks and load-in doors as well as surface parking. This is Deli Brands of America’s third Maryland location and the company will use the Baltimore industrial facility for production and distribution services.

Merritt Construction Services is in charge of construction and tenant improvements, which will include 4,000 square feet of production and packaging space, 4,500 square feet of freezer space and 12,000 square feet of cooler storage and administrative offices.

Merritt Properties’ Vince Bagli and Bobby Lanigan represented the landlord, while Allan Riorda, principal & president of Lee & Associates, represented the tenant.

A business park in the making

Situated close to the interchange of interstates 95 and 695, Beltway Business Park is located less than 10 miles north of Baltimore-Washington International Airport and some 5 miles away from downtown Baltimore. Apart from the two buildings under construction, the campus includes three completed office/flex properties adding up to almost 140,000 square feet.

The tenant roster of the completed buildings includes private security firm GardaWorld, Dominion Electric Supply Co., The Living Legacy Foundation of Maryland, TMD Technologies and HVAC contractor Capitol Bolier Works.

The second building under construction within the park, 1715 Twin Springs Road, will offer 33,000 square feet of warehousing space and is also scheduled to come online next year.
