MDH Partners Lands $112M for Industrial Portfolio
The properties total nearly 800,000 square feet across three states.

Atlanta-based MDH Partners has obtained $111.5 million in financing from Truist Bank for its Canyon Industrial portfolio. The collection comprises almost 800,000 square feet of recently acquired assets in Georgia, Nevada and California, reflecting broader industrial market trends across key logistics hubs.
MDH Debt Capital Markets Director Matthew Ludwig secured the financing. His counterpart at Truist was Senior Vice President Mark Hancock, who originated the five-year, non-recourse loan. Amanda Huang, Sally Stuart, Alberto Figueroa, Le Nguyen, Jamaal Grier, James Bruno and Sai Kalidindi of the Truist National Real Estate team assisted Hancock.

The Canyon Loan supports MDH’s acquisitions of:
• 3970 Johns Creek, a 130,783-square-foot industrial property in Suwanee, Ga., purchased in June 2025.
• Sunrise Buildings One and Two, at 4601 E. Cheyenne Ave., and 3101 N. Marion Drive, Las Vegas, totaling 509,216 square feet and acquired in February 2025. This deal constituted MDH’s first entry into the Las Vegas market.
• Ontario Commerce Park, a fully leased, four-building 133,400-square-foot industrial park at 720–780 S. Miliken Ave., in Ontario, Calif., purchased in September 2025.
MDH did not reply to Commercial Property Executive’s request for additional information.
This was the fifth MDH industrial portfolio on which Truist has closed over the past five years, for a total of more than $1.0 billion, Hancock noted in a LinkedIn post.
MDH is currently investing its Fund III, a $1.2 billion discretionary fund. The company is also planning additional acquisitions in Texas and California, Ludwig stated in prepared remarks. MDH reportedly has a further $175 million of properties under control or recently closed that have yet to be financed.
Neighbor to a giant
Last October, MDH purchased a 1.4 million-square-foot industrial campus—fully leased to Tesla—near Austin, Texas, from Alliance Industrial Co. The electric vehicle maker uses the property for storage and light assembly in support of its nearby gigafactory.
The campus consists of five buildings ranging from 140,300 to about 474,400 square feet, all of which feature 36- to 40-foot clear heights and ESFR sprinkler systems.
