Marcus Partners Enters Atlanta Industrial Market
The company acquired a 538,500-square-foot distribution center.

Marcus Partners has acquired its first industrial facility in Atlanta, Creekside Distribution Center, a 538,500-square-foot asset. JLL brokered the deal.
Taurus Investment Holdings previously owned the property, according to Yardi Matrix information. The company purchased it back in June 2022 in a portfolio transaction from Summit Real Estate Group.
The distribution center came online in 2016. At the time of sale, it was 77 percent leased. Tenants include Pods and Expando Distribution, according to Yardi Matrix data.

Creekside Distribution Center is at 2110 Lawrence St., near interstates 75 and 85 and 7 miles from downtown Atlanta. Hartsfield-Jackson Atlanta International Airport is within 4 miles.
The 23-acre building has 88 dock-high loading doors, two drive-in doors, 32-foot maximum clear heights and dock bumpers. Additionally, it has a 185-foot truck court, 85 trailer spaces and 95 car parking spaces. The property also includes 9 acres of land that can be used as industrial outdoor storage space.
JLL Vice President Paige Marlow, Senior Managing Directors Dennis Mitchell and Britton Burdette, along with Managing Directors Jim Freeman, Maggie Dominguez and Bobby Norwood, represented Taurus in the deal.
Marcus Partners has more than 8 million square feet of industrial space, including assets under development. Last year, the firm sold a Massachusetts industrial collection for $50 million to an Ares Commercial Real Estate fund. The collection comprised two buildings totaling 192,000 square feet.
Atlanta industrial sales hold steady
In 2025 through November, Atlanta’s industrial investment volume reached $2.2 billion, according to a Yardi Matrix report. Assets in the metro traded for $131 per square foot on average, slightly below the $134 national figure.
In September, CenterPoint Properties acquired a 395,750-square-foot facility in Lithia Springs, Ga., for $51.6 million. IDI Logistics sold the 2022-built asset.
