Lam Group has closed a new pre-lease with London-based golf venture Swingers: The Crazy Golf Club at its up-and-coming Virgin Hotel in Manhattan. The tenant plans to occupy 22,000 square feet of retail space in the building’s basement. Completion of the 460-key hotel is anticipated in 2019. Lam Group is also two months away from finishing its Marriott Residence Inn in the Financial District.
The new Swingers golf concept blends mini golf, street food and cocktails with entertainment. The venture already has two venues in London and has chosen New York City as its U.S. flagship location. Strategically located at 1227 Broadway, in the borough’s NoMad neighborhood, the project is surrounded by boutique shops, restaurants and landmarks such as the Empire State Building, Madison Square Garden, Rockefeller Center and Times Square.
Newmark Knight Frank Associate Director Adam Weinblatt and Executive Vice President Mitchell Friedel represented the landlord in the lease transaction, while JLL Executive Vice President acted on behalf of the tenant.
“We are thrilled to be a part of Swingers’ American expansion. It blends seamlessly with the ongoing transformation that’s taking place in NoMad, Manhattan’s trendiest neighborhood,” Weinblatt said in a prepared statement.
