Lovett Industrial Launches 1.1 MSF Dallas Project

Lovett Industrial has broken ground on Innovation Ridge Logistics Park, a 1.1 million-square-foot industrial business park in Forney, Texas.

Simmons Bank provided a construction loan of $66.7 million, according to Kaufman County records. The project is slated for completion in September 2023.

The development team includes architect Ware Malcomb, Alston Construction as general contractor and Kimley Horn as civil engineer.

Cushman & Wakefield’s Executive Managing Directors Nathan Orbin and Kurt Griffin, alongside Senior Associate Dalton Knipe will oversee marketing efforts for the upcoming property.

Upon completion, the industrial park will comprise three Class A speculative buildings. The largest is Building One at 817,400 square feet, a cross-dock facility with 40-foot clear height. The second and third facilities are both front-load buildings with 32-foot clear heights, comprising 175,092 square feet and 145,020 square feet, respectively. The campus will feature a total of 238 truck stalls.

Innovation Ridge will take shape at 721 Ridgecrest Road, off U.S. Highway 80, with connections to interstates 30 and 635, just 30 miles from Dallas and 55 miles from Fort Worth, Texas. Several other companies in the surrounding area include Amazon, FedEx, Walmart and Lowe’s, among others.

Lovett’s Texas expansion

Innovation Ridge is Lovett’s fourth industrial project in the Greater DFW area. Other developments include Texport Logistics in Wilmer, Texas, Lovett 35 Logistics Park in the Alliance submarket and Trinity West Business Park in Dallas. The latest CommercialEdge report shows that Dallas-Fort Worth had the largest construction pipeline in the U.S. as of September, adding up to 61.9 million square feet.

Lovett is active in three other Texas markets, with projects in Houston, Austin and San Antonio, which along with its presence in DFW, add up to a pipeline of 3 million square feet in future developments and 4.2 million square feet underway. The company currently has 11 active projects in the Texas region, having recently broken ground on a 113-acre business park in Houston, where Lovett has eight projects. One of the company’s largest projects includes a master-planned development encompassing more than 3.1 million square feet across 10 buildings in Tomball, Texas, which broke ground in March.
