Link Logistics Lands Full-Building Tenant in Atlanta

The owner acquired the 201,403-square-foot property in 2020.

Lincoln Property Co. Southeast has closed on a full-building lease at 2107 Eastview Parkway, a 201,403-square-foot building in Conyers, Ga. Link Logistics is the owner of the property. Lincoln Vice President Turner Fortin and Associate Colin Beecham represented the landlord.

Link Logistics acquired the asset in 2020 from Pure Industrial Real Estate Trust, as part of a portfolio sale, CommercialEdge data shows.

The Class A warehouse, which sits on 13.4 acres, came online in 2005 and features 30-foot clear heights, 34 exterior dock doors, two drive-in bays, 126 parking spaces and 67 trailer storage spaces for tenant use. The property was subject to capital improvements which included LED lighting, exterior painting, dock equipment, flooring, exterior painting and new asphalt and striping.

The property in Rockdale County is less than 30 miles from downtown Atlanta and has access to Interstate 20, also15 miles from Interstate 285. The area includes companies such as Pratt Industries, Golden State Foods, DiversiTech, LeSaint Logistics, Cinelease Studios and Daikin Comfort, among others.

Last month, Link Logistics landed another full-building tenant, as GXO Logistics signed a 611,000-square-foot lease for a warehouse in South Brunswick, N.J.

Industrial rent growth in Atlanta

Atlanta’s industrial market registered a 7.3 percent rent hike year-over-year as of February, higher than the national rate of 6.9 percent, a recent report shows. The market had a 2.7 percent vacancy rate, the same as Miami, while the national vacancy rate clocked in at 3.9 percent.

Another significantly large deal took place in the fourth quarter of 2022, when Scannell Properties signed a lease at Gardner Logistics Park, some 35 miles from Atlanta. The transaction involved a logistics and transport company that occupied Phase III’s Building 1, a 1.5 million-square-foot facility slated for completion in late 2023.
