Scannell Inks 1 MSF at Atlanta-Area Industrial Development

Gardner Logistics Park will total more than 4 million square feet at full build-out.

Scannell Properties has signed a new lease at its 393-acre Gardner Logistics Park in Locust Grove, Ga. An undisclosed logistics and transport company will occupy some 1 million square feet at Phase III’s Building 1, a 1,454,520-square-foot, under-construction facility expected to deliver in late 2023. Cushman & Wakefield negotiated on behalf of the landlord.

Taking shape at 381 Davis Road, Building 1 was initially designed as a 1 million-square-foot warehouse, but Scannell later decided to enlarge it by roughly 450,000 square feet.

The developer broke ground on the first warehouse of Phase III in late 2021. Upon completion, the facility will feature a 40-foot clear height, 60 dock-high doors and an ESFR fire protection system.

Cushman & Wakefield’s team of Executive Director James Phillpott, Senior Director Lisa Pittman, Director Helen Cauthen, and Managing Director Ray Stache worked on behalf of the developer. The same brokers provided leasing services for all three phases of the project.

A Class A industrial park near Atlanta

Started in 2018, Gardner Logistics Park will consist of six Class A industrial buildings totaling more than 4 million square feet at full build-out. Current tenants at the property include Home Depot, which leased 675,600 square feet at a Phase I building and Love’s Travel Stops, which occupies 205,200 square feet at a Phase II build-to-suit. Radial Inc. also committed to 760,608 square feet at another Phase I warehouse for its second fulfillment center in the Greater Atlanta area.

The Class A industrial development is close to Highway 42 and Interstate 75, providing easy access to Savannah, Ga. Downtown Atlanta is some 35 miles northwest.

Since its inception in 1990, Scannell Properties has completed more than 470 development projects totaling 130 million square feet. In October, Scannell announced it will develop a nearly 2 million-square-foot industrial and office park in Greater Phoenix.
