Irvine Co. Secures $100M Refi for Industrial Park
Online since 1999, the campus comprises 10 buildings.

Irvine Co. has obtained $98.9 million for the refinancing of Jamboree Business Park, a 558,000-square-foot industrial campus in Irvine, Calif., an Orange Country submarket, according to Yardi Research Data. OneAmerica provided the note set to mature in 2035.
Previous financing for the 10-building property included a $48.5 million loan originated by Guardian Life Insurance Co. in December 2014, the same source shows.
The tenant roster includes La Jolla Group and SSF Imported Auto Parts. Located at 14150-14460 Myford Road, the 34-acre campus is close to Interstate 5 and Highway 261. The Irvine Business Complex is 5 miles away, while downtown Santa Ana, Calif., is 6 miles northwest.

Completed in 1999, the buildings have clear heights ranging from 12 to 30 feet. The campus has a total of 67 dock-high loading doors, as well as 14 drive-in doors and a 130- to 170-foot truck court. The property also has more than 1,100 parking spaces and outdoor workspaces, along with a barbecue area.
In the first quarter of this year, originations for industrial properties decreased 2 percent compared to the same period last year, according to the Mortgage Bankers Association. Additionally, debt financing for these assets dropped sharply quarter-over-quarter, down 43 percent. However, despite a decline in origination volumes, the overall level of commercial mortgage debt increased during this period.
Orange County’s industrial sector holds steady
Orange County’s industrial sector remained steady in the first five months of this year. The metro’s vacancy rate as of May clocked in at 6.8 percent, significantly below the 8.5 percent national average, according to the latest Yardi Matrix industrial report. Meanwhile, the metro’s average rental rate per square foot was $16.7, almost double the U.S. figure.
In terms of sales, $559 million in industrial facilities traded year-to-date as of May in the market. Orange County assets changed hands for $282 per square foot, considerably higher than the $133 national average. Among peer metros, only Los Angeles ($311 per square foot) was pricier.
