The Offices at Chandler Viridian

Hines has opened the Offices at Chandler Viridian, the tallest multi-tenant office building in Chandler, Ariz., welcoming two new tenants to the property. Hines developed the project in a joint venture with New York Life Real Estate Investors.

Global engineering, architecture and consulting firm Stantec, is consolidating four different offices into the Offices at Chandler Viridian, marking it as the company’s third-largest U.S. office. The company is set to occupy 22 percent of the asset, or 51,000 square feet, on the second and third floors. This space will bring together teams from Stantec’s Water, Buildings, Mining, Transportation, Environmental Services, Community Development, and Corporate Functional Services departments.

Coworking company Workuity is launching its second Arizona location at the Offices of Chandler Viridian, occupying roughly 20,000 square feet on the first floor. Workuity expects to begin its operations in the first or second quarter of 2019.

Master-plan development

The Class A property comprises 250,000 square feet across six stories. The Offices at Chandler Viridian offers an open floorplan with 10-foot ceilings, a large courtyard and a lounge. The building is in close proximity to Loop 101 and 202, near the Chandler Fashion Center. The office building is the capstone to the Chandler Viridian mixed-use project. In 2014, Hines razed Elevation Chandler and launched the development.

The Offices at Chandler Viridian is part of the larger Chandler Viridian master plan development, a 25-acre mixed-use project that will also include a Cambria Hotel & Suites, Broadstone Fashion Center luxury apartments, retail at Chandler Viridian PRIMEGATE and a pedestrian promenade to the Chandler Fashion Center mall. Additional features to the development include a dog park, three-quarter mile jogging trail connecting all of the properties, and a large public plaza with high-speed Internet and Wi-Fi.

“This location is home to a thriving hotel, luxury residential, retail and now a six-story office building,” Chandler Mayor Kevin Hartke said in a prepared statement.

Whiting-Turner served as the general contractor for the Offices at Chandler Viridian, while RSP Architects designed the building. Cushman & Wakefield’s Jerry Roberts and Patrick Boyle are handling leasing for the office property.
