Hillwood Investment Makes Official 4M-Plus SF Industrial Park

Hillwood Investment Properties officially announced its plan to develop a Class A business park in Olive Branch, MS. The project, dubbed Legacy Park, has the potential of bringing between 850 and 3,000 new jobs to the Memphis metropolitan area.

Hillwood Investment Properties plans to develop a Class A business park in Olive Branch, Miss. The project, dubbed Legacy Park, has the potential to bring between 850 and 3,000 new jobs to the Memphis metropolitan area.

Upon build out, the industrial park will feature more than four million square feet of space. The company stated that it will begin work on the site in December. In the first phase of the project, Hillwood hopes to develop two facilities:

  • A 294,000-sq.-ft. front-park, rear-load building that will feature an ESFR sprinkler system, efficient T-5 warehouse lighting and expansive truck courts.
  • A 798,000-sq.-ft. cross dock facility with similar amenities, but with a significantly larger trailer parking capacity.

Located on State Highway 302 between Hacks Cross Road and Polk Lane, the project will be developed on a 265-acre site and is estimated to cost about $165 million. The land, which was used for agricultural purposes for more than 100 years, was acquired from the White family.

“This development presents a tremendous opportunity for growth in the great state of Mississippi,” said Kurt Nelson, senior vice president of Hillwood Investment Properties. “Legacy Park will raise the bar for quality and design of logistics parks in the metro area, allowing us to attract tenants that have a strong desire to locate in DeSoto County, engage in the community and provide a positive work environment for their employees.”
