Commercial real estate investment service firm Greysteel has been retained as the exclusive advisor and agent for the sale of Del Ray Development Sites in Alexandria, Va. Managing Director Kyle Tangney and Investment Associates Herbert Schwat and Max Freedman are marketing the assets.

Located at 2903 Mount Vernon Ave. and 104 Hume Ave., the properties currently incorporate an existing commercial garage and an office building. The 10,352-square-foot commercial garage has been approved for a mixed-use redevelopment of office space and 5,627 square feet of ground-floor retail. The sites are considered some of the last development opportunities in the highly sought-after D.C. neighborhood, Del Ray. With more than 125 square feet of frontage, the properties have prominent signage exposure.

With an already existing and popular neighborhood coffee and wine bar next door, the redevelopment of 2903 Mount Vernon Ave. will create a link between the retail corridor to the north at W. Glebe Road and the numerous independently owned shops and restaurants that line Mount Vernon Avenue to the south,” Tangney said in prepared remarks.
