Exclusive: Silverstein JV Secures $122M Loan for Philly Asset
The refinancing retires a construction note from 2022.

A partnership including Silverstein Properties, Cantor Fitzgerald and University Place Associates has secured a $122.1 million refinancing loan for 3.0 University Place, a 250,000-square-foot life science office building in Philadelphia, according to Yardi Matrix information. CGA Capital issued the permanent note, which is scheduled to mature in October 2056.
The refinancing retires a prior construction loan in the amount of $104.4 million, originated by Mack Real Estate Group in 2022, the same data provider shows.
The building came online in 2023 at 4101 Market St. The LEED Platinum-certified property features floorplates measuring 30,000 square feet across eight floors. Amenities include subterranean parking with more than 100 spots and five passenger elevators. The low-rise is part of the University Place campus, a 1 million-square-foot property developed by University Place Associates, which features lab and office spaces.
Located in Philadelphia’s University City neighborhood, the life science building is 2 miles west of downtown. The metro, bus and light rail station hub on 30th Street is 1 mile east, close to Drexel University.
How Philly life science could weather the AI storm
Recent concerns across the life science sector mainly focus on the surplus of space that could emerge as AI lessens the demand for in-office biotech research. Not only are AI-native biotechs seeing rapid growth, but they also occupy one-third less physical space than a traditional sector benchmark, according to JLL.
However, Philadelphia might have less exposure to this pivotal issue due to the area’s deep expertise in cell and gene therapy, which relies heavily on wet labs and manufacturing space. Yet, the metro’s large development pipeline could create vulnerabilities for older assets not able to adapt to more flexible alternatives, such as combining office and biotech lab space, and other arrangements which better accommodate hybrid tenants.
