Exclusive: Link Logistics Gets $53M for Philly-Area Asset

This comes just months after another disposition in the area.

Link Logistics has sold a 281,600-square-foot industrial asset at 100 Crossings Drive in Bristol, Pa. Westcore Properties purchased the property for $52.7 million, according to Yardi Matrix information. This became the buyer’s sole metro Philadelphia industrial asset upon closing. The Hartford Financial Services Group aided the transaction by issuing a $30 million acquisition loan.

Link Logistics had previously purchased the asset in 2019 from DigitalBridge, in a portfolio transaction which encompassed 465 properties totaling 60 million square feet of office and industrial space. The portfolio changed hands for $5.9 billion.

Link Logistics sold another industrial asset in metro Philadelphia, in the second quarter of 2026. The company received $43 million from Stoltz Real Estate Partners for a 300,000-square-foot property at 2359 Center Square Road, in Swedesboro, N.J.

The industrial building on Crossings Drive came online in 2004 on a 27-acre site. It features two grade-level loading doors and 44 dock-high doors, as well as 30-foot clear heights. The property also includes a 308-spot grade-level parking area.

Just off Interstate 95, the industrial center is 22 miles northeast of Philadelphia’s Center City and some 28 miles northwest of the Joint Base McGuire-Dix-Lakehurst military base. Other major thoroughfares in the area include Interstate 295, U.S. Route 13 and Pennsylvania State Route 413.

Philly industrial market cashes in golden ticket

Philadelphia’s total industrial sales volume went up from an already solid $960 million year-to-date through May to a hefty $1.5 billion across the first three quarters, far outpacing last year’s activity. Year-to-date through September, assets changed hands at an average price of $142 per square foot, according to the latest Yardi Matrix industrial report. The figure is slightly above the national $138, but below those recorded by peer markets such as the Inland Empire ($161) and Phoenix ($163).

Noteworthy deals include Corebridge Real Estate Investors and Kadima Industrial Partners’ sale of a 12-propety infill industrial portfolio in New Jersey last month, to L&B Realty Advisors. Recent industrial real estate market trends single out infill assets as a key part of the sector’s future, standing at the intersection of much-desired property features driving demand, such as distribution efficiency, power availability, functionality and supply-chain resilience.
