Exclusive: Home Depot Pays $47M for Bay Area Facility 

The retail chain has been a tenant at the property for nearly two decades.

Home Depot has acquired a 128,092-square-foot asset in Santa Rosa, Calif., for $47 million, according to Yardi Matrix data. Headley Management Inc. sold the property.

The previous owner operated a Yardbirds Home Improvement Center at this facility, one of the 10 such stores across the Bay Area. The Home Depot had acquired Yardbirds nearly two decades ago and subleased this Santa Rosa property, an agreement which expired recently, according to public records. Subsequently, the retail chain purchased the asset.

Located on more than 19 acres at 100 Bicentennial Way, the 1998-completed property is less than 1 mile from U.S. Route 101, which connects to downtown San Francisco, about 58 miles away. The North Bay market had a median household income of $121,500 in 2025, up 4.1 percent year-over-year, according to a Cushman & Wakefield report.

At the end of 2025, The Home Depot operated more than 2,350 stores across North America, totaling some 240 million square feet, according to the company’s investor conference presentation. The retail chain owns approximately 90 percent of these stores.

North Bay retail transaction volume soared in 2025

Retail investment across the North Bay amounted to $1 billion in 2025, the same Cushman & Wakefield report shows. The sales volume witnessed a substantial 75.4 percent year-over-year increase, in line with the national retail trends.

Approximately 2 million square feet of shopping space changed hands last year for an average of about $500 per square foot, the report reveals. Home Depot’s acquisition was slightly below the market average, as the facility traded for $366.92 per square foot.

The North Bay’s retail vacancy rate clocked in at 5.8 percent in December, down 10 basis points when compared to the national average, but up 60 basis points year-over-year. The average asking rent ticked up 0.6 percent year-over-year to $27.43, above the national $25.29 per square foot.
