Exclusive: Ares Sells Dallas Warehouse
A retailer purchased the distribution center.

Ares Management has sold Tradepoint 45 East in the southern Dallas market of Wilmer, Texas, according to Yardi Matrix. Cavender’s has acquired the 610,622-square-foot warehouse, funded by a $42.3 million loan issued by Truist Bank.
Champion Partners and Rosewood Property Co. developed the distribution center in 2022. The Huntington National Bank issued a $26.8 million construction loan the year before, the same source shows. Ares then purchased the asset in 2025.
The cross-dock warehouse features a clear height of 40 feet, 112 dock doors and 215 trailer stalls. Cavender’s is a Cowboy apparel company with a home office in the town of Tyler, Texas. The company opened its 130th store this year.

Located at 601 Distribution Drive, the warehouse is within roughly 5 miles of the interchange between interstates 20 and 45, as well as Union Pacific’s Dallas Intermodal Facility.
This deal differs from other recent Ares agreements, as the company was typically the one doing the buying. Just this year, Ares paid $650.2 million for a 7.3 million-square-foot portfolio from EQT and teamed up with Makarora to wrap up the $2.1 billion acquisition of Plymouth.
Dallas industrial pricing holds its edge
The Metroplex’s industrial investment volume clocked in at nearly $1.2 billion during 2026’s first quarter, according to a Yardi Matrix industrial report. The market was comfortably in the lead, with a figure approximately 50 percent higher than the second place, occupied by Atlanta.
Industrial assets throughout Dallas-Fort Worth changed hands for $142 per square foot on average during the first three months of 2026, edging out the $138 per square foot national figure. The market’s pricing power also surpassed Houston’s, which clocked in at $94 per square foot.
One of the market’s largest deals to close during the first quarter was the sale of Freeport Crossing, a 792,394-square-foot industrial property in Coppell, Texas. AEW bought the asset from Nuveen.
