EQT Real Estate Buys Greater Philadelphia Logistics Facility

Delivered last year, the property totals more than 800,000 square feet.

An EQT Real Estate fund has acquired I-78 Commerce Center, an 809,000-square-foot cross-dock distribution center in Bernville, Berks County, Pa., in the Greater Philadelphia metro. Core5 Industrial Partners was the seller, according to Yardi Matrix data.

An EQT spokesperson confirmed to Commercial Property Executive that a dollar value for the purchase, by EQT’s Industrial Core-Plus Fund IV, is not being released.

The facility was delivered in 2024 and is on an 83.7-acre site along Interstate 78. The building features 40-foot clear heights, a 590-foot building depth, a 185-foot truck court, 123 dock-high doors, four drive-in doors, and parking for 156 trailers. EQT stated that the building’s cross-dock configuration and minimal office buildout are optimized for national distribution.

Vice Chairmen Brad Ruppel, Michael Hines and Brian Fiumara and Senior Vice President Joseph Hill of CBRE National Partners represented the seller in the transaction.

Additional information from Yardi Matrix indicates that the property is about 30 percent occupied by CEVA Logistics, an affiliate of Marseille, France-based CMA CGM Group.

In a prepared statement, EQT Chief Investment Officer Matthew Brodnik said the acquisition fits well with the company’s focus on modern, mission-critical infrastructure in supply-constrained distribution markets, a strategy that reflects broader industrial market trends.

There’s something about Pennsylvania

Not quite two weeks ago, EQT grew its industrial holdings in the Keystone State with the acquisition of Scranton North Logistics Center, a 1 million-square-foot logistics facility in Olyphant, Pa., through Industrial Core-Plus Fund IV, the same one that bought I-78 Commerce Center.

A joint venture of Endurance Real Estate and Cabot Properties had completed Scranton North Logistics Center as a speculative development, but it’s now fully leased to Amazon.

And back in August 2024, what was then known as EQT Exeter Real Estate acquired a 1.2 million-plus-square-foot industrial property in Middletown, Pa., from Core5 for $170 million. The facility is within 5 miles of both Harrisburg International Airport and the Norfolk Southern Railway’s Rutherford Intermodal Yard.
