Dermody Plans 10 MSF Industrial Park

Once completed, this will be one of the largest projects of its kind in Arizona’s history.

Dermody Properties prepares to make history in Arizona. Having recently agreed to acquire 961 acres of land in El Mirage, Ariz., from the John F. Long Family Trust, the company has announced plans to develop Copperwing Logistics Center, a gargantuan industrial park on the Phoenix-area site.

With 10 million square feet of speculative space and 300 acres reserved for build-to-suit clients and other third-party owners and users, the campus will be one of the largest industrial parks ever built in the Grand Canyon state.

With the acquisition of the land, Patrick Gallagher, partner with Dermody Properties, told Commercial Property Executive, “‘[We] have the opportunity to create a large logistics park that will add jobs and economic growth to the city of El Mirage and West Valley for years to come.”

The development site, located fewer than 5 miles from Loop 101 and Loop 303 and roughly 20 miles northwest of downtown Phoenix, has been destined to become a premier industrial complex for quite some time.

Most recently, the Long Family, which has owned the land for many years, had worked with Novo Development to bring an industrial project to fruition on the site. Now, Novo will join Dermody in its pursuit to make the concept a reality. Dermody will have a bit of a head start; the property is already zoned for industrial use, and it is located within an approved Foreign Trade Zone.

Targeting the target audience

Dermody’s gargantuan project will be designed to appeal to large distribution tenants and manufacturers, given the robust labor pool in the Phoenix area and the location’s convenient access to other leading markets across the Western Region.

Metropolitan Phoenix is also known as a magnet for data center users due to its sought-after power grid, plentiful fiber networks and low catastrophic risk. It’s a perfect storm for long-term demand in the booming Phoenix industrial sector.

“Tenants are expanding their footprints in Phoenix at an unprecedented pace,” according to a third quarter 2021 report by Kidder Mathews. “Demand will stay strong for not only last-mile and e-commerce users, but also for data centers and manufacturing.”

Dermody plans to commence the initial phase of the El Mirage project in 2022, starting with integrating new infrastructure at the site, including new water and sewer sources, along with new roads. The company will also incorporate amenities. CBRE’s Pat Feeney, Rusty Kennedy and Dan Calihan are handling leasing for the project.
