St. John Properties Inks 53 KSF Lease Outside Baltimore

Engineering, consulting and construction firm KCI Technologies has inked a lease for 53,344 square feet at St. John Properties’ 6 North Park Drive in Hunt Valley, Md. The company is relocating its headquarters from Sparks. Md., with about 300 employees making the move in the second quarter of 2027.

The company will occupy two-and-a-half floors at the building, which is in north suburban Baltimore County.

Common-area amenities include a conference center with kitchenette, fitness center, walking trails and a full-service cafe. The area offers access to local retail and dining options, including the adjacent Hunt Valley Towne Centre, a mixed-use asset anchored by Wegmans Food Markets. The location is transit-connected via the MTA light rail and bus routes.

Another recent lease at the campus came earlier this year, when Solar Gaines LLC signed a 15,036-square-foot agreement at 4 North Park Drive to relocate its corporate headquarters. The locally owned Hannah’s Café is also scheduled to open its second restaurant at 4 North Park Drive later this year.

St. John Properties Leasing Representative Stephanie Caronna represented the landlord in the deal. MacKenzie Commercial Real Estate Services Senior Vice Presidents Joe Bradley and Mark Deering handled negotiations on behalf of the tenant.

A new addition for St. John

6 North Park Drive is part of the three-building North Park Business Community office portfolio in Hunt Valley that St. John Properties acquired last year, consisting of a grand total of about 300,000 square feet. MacKenzie Commercial Real Estate Services sold the properties, according to Yardi Matrix.

After its acquisition of the 1983-vintage properties, St. John Properties launched a $2 million property improvement program. The upgrades have included modernized HVAC systems, renovated interior common areas, new signage and refreshed landscaping.
