Orlando—Owens Realty Capital, a full-service commercial brokerage, investment and management company has recently acquired Baldwin III, a 44,478-square-foot, Class A suburban office building located in Orlando. The firm purchased the asset for $8.5 million.

Palmer Vietor from Owens Realty Services represented Owens Realty Capital in the transaction. HFF’s Michael Weinberg, Matthew Sand and Ashley Rosenberg secured $5.6 million acquisition financing on behalf of the buyer. CBRE represented the seller.

The 3-story building is located at 4798 New Broad St. in Orlando’s Baldwin Park submarket with convenient access to Florida State Road 50, Interstate 4 and Florida State Road 408. Baldwin III is a 91 percent leased multi-tenant office building in a highly desirable and dense community.

The property is the 8th building Owens Realty Capital has purchased this year in the Central Florida area, after closing on a $35 million mixed use portfolio of 7 buildings and multiple land parcels in the Hannibal Square district of downtown Winter Park.
