Clarion JV to Develop Salt Lake City Spec Campus
Groundbreaking is expected this summer.

Seefried Industrial Properties and Clarion Partners have acquired a 15-acre infill site for the development of a two-building speculative industrial campus in Salt Lake City totaling 264,880 square feet.
AE Urbia Architects will provide architecture services for the project, while Dominion Engineering will serve as civil engineer. Groundbreaking is expected this summer.
The complex will take shape at 4950 W. 1100 S., close to Highway 154 and Interstate 80. The RTS and Union Pacific intermodal rail terminals are just north of the site, while Salt Lake City International Airport is 5 miles northeast.
Designed to achieve LEED certification, the campus will comprise identical buildings of 132,440 square feet, each featuring 26 dock-high loading doors and six grade-level doors. The property will also encompass nearly 270 parking spots and approximately 79,500 square feet of office space across both buildings.
Colliers Executive Vice President Jeremy Jensen, Vice Chairs Tom Freeman and Travis Healey and Associate Rob Parise will be in charge of leasing and marketing.
At the end of March, Salt Lake City’s industrial market had some 2 million square feet in the development pipeline, according to a first-quarter report by Cushman & Wakefield. Most of the space pertains to speculative warehousing/distribution projects. Meanwhile, industrial completions amounted to just 19,000 square feet.
