Metropica Development LLC has appointed CBRE as the exclusive leasing advisor for an upcoming office building within Metropica, a mixed-use project under construction in Sunrise, Fla. Encompassing roughly 4 million square feet of office space, the development is scheduled for completion in 2020.

Located at 1700 Metropica Way, the Class A property is taking shape on the southern part of the 65-acre project and will rise atop street-level retail. Future phases will include a 480,000-square-foot business park developed on the northern segment of the site. Wi-Fi throughout Metropica’s outdoor spaces will ensure connectivity across the entire project.

CBRE First Vice President Carol Ellis-Cutler and Senior Vice President Chris Gallagher are handling preleasing efforts at 1700 Metropica Way. “Across the U.S., we are seeing the incredible impact and success similar mixed-use projects are having in their markets, such as Hudson Yards in New York City, Avalon in Alpharetta, Georgia, and Ballpark Village in St. Louis, Missouri. We know Metropica will transform Sunrise and West Broward County…,” Ellis-Cutler said in prepared remarks.

Catering to every need

Once delivered, in addition to office space, Metropica will feature more than 2,250 residential units, retail and green spaces, shopping and entertainment options, public spaces dedicated to the arts and a boutique luxury hotel. The first of Metropica’s eight residential towers is set to open in December. The team behind the project includes Cooper Carry, CI Design, Oppenheim Architecture, YOO Design Studio and EDSA.

The mixed-use development is on the northeast corner of Sunrise Boulevard and 136th Avenue, at 1800 N.W. 136th Ave. The property is close to major South Florida thoroughfares such as interstates 75, 95, 595 and the Florida Turnpike, less than 15 minutes from Weston and Fort Lauderdale International Airport. Corporate headquarters in the surrounding area include American Express, HBO Latino, AT&T, Magic Leap, and Universal Music.

“This is a pivotal point for new office development in Sunrise. With occupancy at an all-time high, large office users in the market have very few options when relocating or expanding. Metropica is ideally situated in the true urban epicenter of the tri-county area, offering corporate tenants access to more than six million people in South Florida through major transportation hubs within an hour’s commute time…,” Gallagher added.
