BRIDGE Invests $5M in Ft. Lauderdale Office Reno

The owner is developing a collaborative environment that features a fitness center, tenant lounge, conference facility, café and game area.

BRIDGE Commercial Real Estate has revealed that its $5 million capital improvement plan at BayView Corporate Tower in downtown Fort Lauderdale, Fla., is nearing completion. The final phase of the repositioning project is scheduled for completion during the first quarter of 2018.

Located at 6451 N. Federal Highway, BayView Corporate Tower encompasses 412,520 square feet and is Broward County’s largest office building. The 12-story tower features an on-site café, floor plates of up to 33,500 square feet, on-site security and management, outdoor picnic area and ample parking.

The exterior and interior modernization plan includes a roof replacement, landscaping, entryway, lobby and HVAC system upgrades, as well as common area and restroom renovations on select floors. Additionally, BRDIGE is currently developing a collaborative tenant co-working space that features a fitness center, tenant lounge, conference center, café and game area.

Nearing full occupancy

The Cushman & Wakefield team of Executive Director Deanna Lobinsky and Associate Chase Kulp are spearheading leasing efforts at the property since July 2014. BayView Corporate Tower is currently 80 percent leased to a notable roster of tenants including CHG Healthcare Services, Whole Foods and EnvisionRX.

The building is within walking distance of several dining and retail amenities as well as residential developments along North Federal Highway. BayView Corporate Tower is accessible by way of interstates 95 and 595, Florida’s Turnpike and is a short drive from Fort Lauderdale-Hollywood International Airport.
