Boston Andes Secures 95 KSF Lease Outside Boston

A nonprofit organization brings the property to full occupancy.

Nonprofit human services organization Advocates has secured a 95,182-square-foot lease at 251 Locke Drive, a 160,649-square-foot office building in Marlborough, Mass. Boston Andes Capital owns the asset, according to Yardi Matrix information.

JLL represented the ownership in the transaction, while Avison Young worked on behalf of the tenant. Related Beal serves as leasing manager. The property is now fully occupied.

Advocates’ lease stretches 10 years and eight months, with the tenant expected to move in at the property this fall, a representative for Related Beal told Commercial Property Executive.

The building has been under Boston Andes Capital’s ownership since 2016, when the company paid $3.5 million, or $21 per square foot for the asset, according to Yardi Matrix. Since the property’s completion in 1984, there wasn’t any other sale price as low as the one Boston Andes paid for the property.

A low-rise office asset in metro Boston

Located on a 13-acre site, the three-story property features three passenger elevators and grade-level parking with 650 spots. Indoor amenities include a café, conference facilities and a fitness center. Its tenant roster consists of Candela Medical Corp. and GE HealthCare Technologies Inc., both having recently extended their leases.

Just off Interstate 495, the low-rise is 36 miles west of downtown Boston. Other major thoroughfares in the area include Interstate 290 and U.S. Route 20.

JLL Executive Vice Presidents Alison Powers and Managing Director Robert Walles represented the ownership in the leasing deal, while Avison Young Senior Vice President Jon Pezzoni worked on behalf of Advocates.

As of March, Boston’s average office listing rates dropped 2.9 percent year-over-year to $44.72 per square foot, according to a recent Yardi Matrix report, yet higher than the national figure of $32.80 per square foot. During the same month, the metro’s vacancy rate also dropped 250 basis points on a trailing 12-month basis to 14.7 percent, ranking eighth among the 30 largest U.S. office markets tracked by the data provider.
