Blackstone Portfolio Commands $155M
The collection spans 1.3 million square feet.

Dalfen Industrial has acquired a 1.3 million-square-foot portfolio comprising 13 last-mile facilities in West Sacramento, Calif. Bank of America issued a $114.5 million acquisition loan, public records show. Blackstone sold the collection for $155.3 million.
Buildings feature an average clear height of 24 feet and a total of 198 dock doors and 62 grade-level doors. The portfolio was 97 percent leased at closing, with a 31-tenant roster having a weighted average lease term of 3.5 years and a suite size of roughly 30,000 square feet.
Some of the companies include Crown Equipment Corp., Beckman Coulter, MacArthur Co. and Cameron Ashley Building Products, as well as the State of California. Demand for multi-tenant product is strong, as such properties are scarce in the area, according to a company statement.

Located on approximately 68 acres at the interchange between Interstate 80 and U.S. Route 50, the infill facilities are about 9 miles northwest of Sacramento Executive Airport and roughly 5 miles west of the downtown area.
Following this latest acquisition, Dalfen owns and operates 10.2 million square feet of industrial real estate across the Western U.S. region. Earlier this year, the company partnered with Goldman Sachs Alternatives to acquire another Blackstone collection. The duo paid $293 million for a 2.1 million-square-foot assemblage across the nation.
Investment moderates, yet more assets change hands
The industrial investment volume across Sacramento clocked in at $278.4 million during the first 10 months of 2025, marking a 13.8 percent decline year-over-year, according to Yardi Matrix data. However, more product changed hands this year with investors trading 2.8 million square feet, up 11.2 percent compared to last year.
Blackstone closed another deal in the market earlier this year. In July, it sold Sierra View Business Park, a 712,733-square-foot campus in Roseville, Calif. NorthPoint Development paid $96.3 million for the property.
