Bedrock Unveils Mixed-Use Development in Detroit

Bedrock is nearing the top-out height of 685 feet for its latest mixed-use development in Detroit. The downtown project broke ground in 2017 and the developer was able to top off the office portion of the property last month. Now, Bedrock is working on completing the Tower portion, which is expected to become the second-tallest building in Detroit.

The overall project totals 1.5 million gross square feet of mixed-use space including office, retail, event, amenity and public space. Bedrock is building the development on the former site of the Hudson’s department store, at 1200 Woodward Ave. Once fully built out, the property will have 400,000 gross square feet of office space with flexible floorplates and floor-to-ceiling windows, ground-floor retail along Woodward and Grand River avenues, and a through-cut plaza between the Tower and the office building.

The second and third floors of the office building will offer a 126,000-square-foot event space that can accommodate events of 50 to 2,500 people. The development will also have a retail and exhibition frontage surrounded by public art and year-round programming.

To tackle the massive undertaking, Bedrock tapped New York-based SHoP Architects and Detroit-based Hamilton Anderson. The firm also tasked Pophouse, who is also based in Detroit, with designing the office space common areas specifically to appeal to tech-forward companies.

Redeveloping Detroit’s riverfront

According to Bedrock, leasing is already underway for the office portion. As for the remainder of the project, the company expects to reach the final height of 685 feet in 2023, while the entire development is slated to be completed in 2024.

Bedrock’s project is the latest to redevelop a previous site into a modern mixed-use space. The firm is also working on the former site of a UAW-GM training center in Detroit’s East Riverfront, turning it into a 420,000-square-foot multi-purpose development. Last year, Bedrock also acquired several properties on the Detroit riverfront totaling 500,000 square feet of office space. In total, the firm has invested and committed more than $5.6 billion in acquiring and building more than 100 properties in Detroit and Cleveland.
