Auto Parts Maker Rolls Out $95M HQ Near Detroit
The facility will include office and lab space, as well as test tracks.

Astemo Americas Inc., a subsidiary of international automotive parts manufacturer Astemo Ltd., will develop a new $95 million regional headquarters complex in Wixom, Mich., northwest of Detroit, the company announced Wednesday.
To be built alongside I-96, the 26-acre campus will feature 185,000 square feet of office and lab space for engineering, software development, marketing, customer service and administrative personnel, in addition to a testing facility including test tracks.
The project’s architect is Gensler Architects, and the general contractor is Kirco Manix Construction. Neither Astemo Americas nor Kirco Manix could be reached, and Gensler did not reply to Commercial Property Executive’s request for further information.

Construction is scheduled to start in spring 2026, with completion expected in fall 2027.
The facility is anticipated to be the workplace for about 200 employees, including more than 150 engineering positions focusing on SDV (software-defined vehicle) technologies, an area of particular focus for Astemo Ltd.
A software-defined vehicle is characterized by its ability to undergo functional evolution through software updates, rather than hardware changes. The concept appears to be connected to what Astemo terms AD/ADAS, or Autonomous Driving / Advanced Driver Assistance Systems.
Based in Tokyo, Astemo is a joint venture between Hitachi Ltd., Honda Motor Co. and JIC Capital Ltd. The company has 80,000 employees worldwide and operations in the Americas, China, Japan and Europe.
Detroit metro still rolling along
Automakers continue to generate some big real estate deals in the Detroit region. In May, Stellantis announced plans to build a $388 million Mopar service parts distribution facility in Van Buren Township. Dubbed Metro Detroit Megahub, the project is to cover roughly 2 million square feet and will be developed in collaboration with developers Hillwood and Sterling Group.
Last October, Four Springs TEN31 Xchange purchased a 1.1 million-square-foot industrial asset in Monroe, Mich., from InSite Real Estate for $139.5 million. The property was completed in February 2024 and is fully leased to Ford Motor Co. under a triple-net, 10-year lease.
