Advocate Health Care to Bring New Center to Chicago

Advocate Health Care leased 42,000 square feet of space at the corner of Clark and Barry streets in Chicago’s Lakeview neighborhood. The company plans to bring a new outpatient health-care facility to the area by mid-2018. A team of brokers from CBRE represented the tenant while affiliates of Next Realty closed on the deal on behalf of the landlord.

Consolidating local offices

The space at 3154 N. Clark St. used to be occupied by The Sports Authority. The property offers 40,400 square feet of ground floor space and 10,100 square feet of basement space. The site provides room for expansion and includes an ample, two-level parking accommodating 115 vehicles. Advocate’s practice at Illinois Masonic’s campus will be the first to relocate to the new facility. The company plans to consolidate other local offices as well.

The upcoming health-care center is expected to include several features such as a hotel-like lobby, off-stage clinical work areas, flexible exam rooms with enhanced patient privacy as well as built-in charging stations for mobile devices. It will house physicians and advanced practice clinicians specialized in primary care, pediatrics, obstetrics, cardiology, neurology, endocrinology and behavioral health. The Advocate Outpatient Center will also provide imaging and lab services.

The property is centrally located within Chicago’s Lakeview/Wrigleyville retail corridor, offering convenient access to businesses such as Target, CVS, Marshall’s, Michaels, DSW and LA Fitness. The area is densely populated, with approximately 100,000 residents living within a one-mile radius from the property.

Amy Levin, director of leasing at Next Realty, together with CBRE’s Gary Fazzio, vice chairman of brokerage services, and Sharon Kahan, first vice president, brokered the deal.
