Trammell Crow, Clarion Start Final Phase of Virginia Logistics Park

Delivery is slated for winter 2027.

Trammell Crow Co. and Clarion Partners have broken ground on the third and final phase of Manassas Logistics Center in Prince William County, Va. Phase III will include four speculative warehouse buildings totaling 560,673 square feet.

Located on Golf Academy Drive west of Old Town Manassas and Prince William Parkway, the new buildings in Phase III will range in size from 69,000 to 205,000 square feet. The structures are designed to achieve LEED certification, according to the developers.

Each building will feature clear heights between 32 and 36 feet and will also be front- or rear-loading, with vehicle parking and truck stalls. Completion on the final phase is expected for winter 2027.

The final phase will bring the entire park to eight buildings and more than 1.2 million square feet. Phase II of the project, comprising two buildings totaling 320,754 square feet, was delivered in September and is 75 percent leased. Phase I, totaling 333,720 square feet, was completed in 2023 and is fully leased.

McCloud Builders is the general contractor on Phase III, which was designed by MGMA. Regions Bank provided the construction loan. Bob Gibbs of CBRE is leading the leasing efforts for the project.

Building on partnerships

Trammell Crow and Clarion Partners are longtime development collaborators. In January, the pair won gold at the 2025 CPE Influence Awards, securing the Best Development: Industrial award for The Center at Needham Ranch, a 1.7 million-square-foot industrial park in Santa Clarita, Calif.

The 11-building development, built with sustainability and community engagement in mind, features more than two miles of public hiking and bicycle trails.

Dallas-based Trammell Crow has worked with other JV partners as well. In September, a consortium of investors led by CBRE Japan, including Mitsubishi Logistics Corp., partnered with Trammell Crow to break ground on Caldwell Commerce Center, a two-building, 233,335-square-foot speculative industrial development in Charlotte, N.C. Delivery is expected by July 2027.

In August, Trammell Crow and U.S. Realty Advisors completed construction on the four-story, 145,000-square-foot office component of Sprouts Farmers Market’s corporate headquarters in Phoenix. The entire 180,000-square-foot property includes a 25,000-square-foot flagship grocery store.
