Trammell Crow JV Delivers Sprouts Farmers Market HQ

The company relocated from a nearby Phoenix property.

Trammell Crow Co. and U.S. Realty Advisors have wrapped up construction on the four-story, 145,000-square-foot office component of Sprouts Farmers Market’s corporate headquarters in Phoenix.

The entire 180,000-square-foot property includes a 25,000-square-foot flagship grocery store and 11,000 square feet of additional retail space, both of which opened last month. The campus also includes a three-level parking garage and a public plaza that connects the components.

Work began in June 2025. Wespac Construction served as general contractor on the RSP Architects-designed project. Keyser and JLL handled lease negotiations.

Sprouts transitions from its previous 96,000-square-foot base of operations inside The Offices on High Street in Phoenix. Rood Investments owns the 631,000-square-foot campus, which was completed in 2008, according to Yardi Matrix data.

The retailer’s new lease at TCC and USRA’s property started in 2025 and runs for 10 years, totaling $110 million in non-cancellable payments, according to Sprouts Market SEC filings. The agreement also includes a renewal option for another 10 years.

Located on a 7-acre site at 20700 N. 56th St., the new property is within walking distance of Sprouts Farmers Market’s former headquarters. It is part of CityNorth at Desert Ridge, one of the master-planned Phoenix development projects set to include more than 3,400 multifamily units, 1,000 hospitality keys and 2 million square feet of office space.

More stores, bigger office footprint

Sprouts Farmers Market’s headquarters upgrade reflects its ongoing store expansion. The company had 490 stores as of June 2026, marking a 7.7 percent year-over-year growth, the firm’s SEC filing shows.

Meanwhile, Costco grew its footprint by 2.1 percent year-over-year to 637 U.S. stores in May 2026, its filings reveal. Publix increased its store presence by 3 percent during 2025 to 1,432 stores, according to the company’s filings.
