Agora Delivers Retail at $375M Mixed-Use Vegas Project

Work on the master plan's third phase will begin this month.

Agora Realty has wrapped up the construction of Hylo Park South, a 90,750-square-foot, grocery-anchored shopping center, part of the larger $375 million Hylo Park mixed-use development in North Las Vegas, Nev.

The roster of the newly delivered 11-acre retail property includes anchor tenant Cardenas Markets, as well as Ross Dress for Less, Starbucks, Chipotle, Chase Bank and Tesla. Hylo Park South is 95 percent leased and many of its tenants will start operating early next year.

Agora acquired the 73-acre development site in 2023 from Red Rock Resorts for $58.4 million. The property held the former Texas Station and Fiesta Rancho casinos, which were demolished to make way for Hylo Park. One year later, Agora sold nearly 37 acres to Lennar to develop a 393-unit community dubbed The West End.

Commercial plans extend beyond the newly delivered shopping center, as Agora looks to tinker with mixed-use designs by building Hylo Park North, which is set to include sports, hospitality, entertainment, retail, restaurant and medical office spaces. Construction is on track to begin later this month.

Located at the southeast corner of Lake Mead Boulevard and Rancho Drive, Hylo Park South is roughly 1 mile away from the North Las Vegas Airport. Agora also owns the Lake Mead/Decatur Shopping Center, a 100,000-square-foot retail property that is within walking distance.

Supply catches up with Vegas retail demand

Metro Las Vegas retail deliveries clocked in at 243,712 square feet during the second quarter of this year, according to a Colliers report. Completions spiked 170.7 percent compared to the first three months of 2026 and grew 44.2 percent on an annual basis.

Demand softened, with just 117,436 square feet of retail net absorption across the market between April and June, down 13.3 percent annually and 53.5 percent quarterly. As a result, vacancy ticked up 20 basis points quarter-over-quarter to 4.5 percent, a figure identical to the June 2025 reading.
