AmTrustRE Signs Marcus & Millichap to 41 KSF in Manhattan
The brokerage giant will now occupy an entire floor and a portion of another at this Midtown tower.

Brokerage giant Marcus & Millichap has inked a deal with AmTrustRE for a 41,000-square-foot lease extension and expansion at 260 Madison Ave. in Manhattan. CBRE represented both the tenant and landlord in the deal.
Under the terms of the deal, Marcus & Millichap added over 5,000 square feet to its existing office footprint in the building. The company will now occupy the full 9th floor and a portion of the 10th floor at 260 Madison Avenue.
Built in 1952, the 570,000-square-foot 260 Madison Avenue is a 22-story office building near Grand Central Terminal. The Sapir Organization, which had owned the asset since 1996, sold the property to AmTrustRE for $211.2 million in December 2025. The acquisition was funded by a $200.5 million acquisition loan issued by Mishmeret Trust Co.

Following its acquisition of the property, AmTrustRE unveiled plans to transform the building’s exterior and lobby, along with introducing a new amenity space on the second floor. These renovations are slated for completion in 2027.
CBRE Senior Vice President Evan Fiddle represented Marcus & Millichap in the transaction. CBRE Vice Chairmen Paul Amrich and Neil King, Senior Vice President Meghan Allen and Associate Kelly Tipton represented AmTrustRE, alongside Samuel Salberg, associate at the firm.
GKV Architect Takes Space at AmTrustRE’s 360 Lex Ave
In addition to the Marcus & Millichap closing, AmTrustRE also signed a lease with GKV Architects for 5,754 square feet at 360 Lexington Ave. in Manhattan. The firm will occupy a portion of the 14th floor.
AmTrust acquired 360 Lexington Avenue, which is also in the Grand Central neighborhood of Midtown, in late 2024. The 268,000-square-foot building rises 24 stories and is LEED Gold certified.
JLL Vice Chairman Mitch Konsker, Executive Managing Director Barbara Winter and Associate Thomas Swartz represented the landlord in the deal, along with AmTrustRE Managing Director of Leasing Anne Holker and Associate Sam Salberg in-house. GKV was represented by Cushman & Wakefield Executive Vice Chair Mark Weiss and Senior Director Jenna Catalon.
AmTrustRE’s relationship with GKV dates back more than a quarter century, when the company tapped the architect to lead lobby renovations at the 648,000-square-foot 250 Broadway, a 31-story office tower in Lower Manhattan. GKV has since then worked on more than 900,000 square feet of renovations for AmTrust.
These projects have included extensive tenant buildouts for companies such as WeWork and Rose & Rose, along with public sector and government-related assignments for the city and state of New York.
