Law Firm Grows to 122 KSF at Manhattan Tower
Property & Building Corp. secured the renewal and expansion at this Midtown building.

Property & Building Corp. has completed a 121,833-square-foot lease renewal and expansion with global law firm Baker McKenzie at 10 Bryant, a 30-story Class A office tower at 452 Fifth Ave. in Midtown Manhattan. JLL represented the owner the lease negotiations.
Following this transaction, Baker McKenzie will occupy seven-and-a-half-floors at the newly repositioned building, including part of the 14th floor, all of the 15th through 20th floors and now the 30th floor.
The 865,000-square-foot tower, built in 1984, overlooks Bryant Park on the southwest corner of Fifth Avenue and 40th Street in Midtown. The property also includes the adjacent 10-story Knox Building, a Beaux-Arts property designed in 1902 by John H. Duncan. The landmarked Knox Building features a decorated limestone facade, arched windows, decorative cornicing and a mansard roof.

10 Bryant is in close proximity to multiple transportation options, including Grand Central Terminal, the Times Square subway network, Penn Station and the Port Authority Bus Terminal.
JLL is the property’s exclusive leasing agent. Other recent office leases at 10 Bryant include a tech company taking 330,000 square feet and Novartis occupying 15,865 square feet. In addition, Life Time Fitness leased 52,000 square feet at the base of the building for a fitness and wellness club.
PBC was represented by a JLL team led by Vice Chairmen Paul N. Glickman and Ben Bass, Executive Vice President Kristen Morgan, and Senior Vice President Kate Roush. Baker McKenzie was represented by Savills President David Goldstein and Vice Chairman John Mambrino.
Owners, coworkers gaining ground in NYC
The New York City office market continued to turn in favor of owners, as overall market vacancy declined by 2.2 percentage points year-over-year to 13.5 percent, according to a first-quarter report from JLL.
Earlier this month, Midtown Manhattan saw two lease deals that highlighted the ongoing viability of the coworking sector. In one, flex office provider Corporate Suites signed a 34,857-square-foot lease at Wohio Holding Inc.’s 16 E. 34th St., where the tenant will open a coworking space across the entire 18th and 19th floors.
In the other, Industrious announced plans to open a 28,000-square-foot coworking location at Global Holdings’ 875 Third Ave. The space is scheduled to begin operating in July 2026.
