Tishman Speyer Lands Long-Term Tenant in Manhattan
The building is part of the Rockefeller Center complex.

Tishman Speyer has signed a new tenant at its property, 1 Rockefeller Plaza in Manhattan, part of the Rockefeller Center complex. Chimera Investment Corp. signed a 22,000-square-foot, 15-year lease at the Class A office tower. The tenant was represented by CBRE.
The company will occupy the 32nd floor with portions of the 33rd and 34th floors. This new lease agreement is an upgrade in space from its previous location at Rockefeller Center’s 630 Fifth Ave., also known as 45 Rockefeller Plaza. Chimera had 15,000 square feet of office space at the property.
Tishman Speyer purchased Rockefeller Center from Goldman Sachs Asset Management in 2001, according to Yardi Matrix. In October 2024, the owner received a $3.5 billion refinancing package for the 13-building property, Commercial Property Executive previously reported.

1 Rockefeller Plaza is a 34-story, 600,000-square-foot tower in Manhattan’s plaza district. Tenants at the property can use the ZO amenity program, Tishman Speyer’s global platform that connects tenants to amenities across its portfolio.
Specifically at this tower, tenants receive discounts at The Rink, The Beam and the Skylift. Other benefits include discounted retail and dining options on the campus as well as access to the 33rd floor clubhouse and Radio Park.
Chimera will join a tenant roster including AT&T, Arthur Cox, Renco Group and others, Yardi Matrix shows. Across Rockefeller Center’s 6 million square feet of office space, the plaza is now 98 percent leased.
Meanwhile, 30 Rockefeller Plaza, a separate office tower at Rockefeller Center, hit 100 percent occupancy in January 2026. Global law firm Withers signed a 33,000-square-foot lease at the property. The tower is largely occupied by Deloitte, which leases 506,091 square feet, Yardi Matrix shows. Deloitte’s lease expires in September 2028, according to the same source.
CBRE’s team of Executive Vice President Conor Denihan and Senior Associate Connor Desimone represented Chimera in the agreement, while Tishman Speyer was represented in-house by Blythe Kinsler and Kate Walker.
Tishman Speyer’s recent Manhattan wins
New York City has remained a strong metro for office activity. Vacancy in Manhattan declined 310 basis points to 13.4 percent year-over-year. This is below the national average of 18.5 percent according to a December Yardi Matrix report.
In an area where there is strong demand, Tishman Speyer has seen recent development and leasing activity. In October 2025, the new JPMorgan Chase headquarters tower opened. Tishman Speyer developed the property. The building rises 60 stories and spans 2.5 million square feet, making it one of the tallest buildings in the city.
In January, AI agency Graphite signed a 24,829-square-foot lease at Tishman Speyer’s office asset at 148 Lafayette St. in SoHo. The lease agreement was a headquarters relocation for Graphite, moving from its previous office space at 434 Broadway and expanding from 7,000 square feet.
