Trammell Crow JV Tops Out Dallas Mixed-Use Development
The 1 million-square-foot project features office and retail components alongside residential and hospitality spaces.

A joint venture of Trammell Crow Co., BDT & MSD Partners, The Retail Connection and Highland Park Village Associates has topped out Knox Street, a 1 million-square-foot mixed-use development in Dallas. The project is scheduled to start delivering this summer.
Upon completion, Knox Street will feature 150,000 square feet of office space, 100,000 square feet of retail, an upscale, 186-unit residential tower and the 140-key Knox Hotel and Residences—which will include 47 luxury condominium units—across a 4-acre site. Additionally, the megadevelopment will include a half-acre park that will connect the property to Katy Trail.

Located in Dallas’ Knox Street neighborhood, the project is close to several thoroughfares, including U.S. Route 75, Interstate 345 and Texas State Route 366. The future mixed-use property will also be equidistant between downtown and Dallas’ Medical District.
In 2023, the joint venture secured $620 million in construction financing for the project from Beal Bank, in a transaction arranged by JLL Capital Markets.
Soon to be delivered at Knox Street
One of the first buildings at Knox Street to come online will be The Lora, the 27-story multifamily tower. Designed by architecture firm Woods Bagot, the high-rise will feature one- to four-bedroom apartments ranging from 800 to 3,500 square feet. The ground floor at Lora will serve as retail space, entirely occupied by the Italian chain restaurant Sant Ambroeus. Other retailers at Knox Street include DÔEN, Staud Clothing, TOTEME and TWP Clothing.
Scheduled to come online at the end of this year, the commercial component at Knox Street comprises a nine-story office building dubbed 3333 Knox. The property has been fully preleased since fall 2024, with a roster that will feature Paul Hastings LLP and BDT & MSD, alongside anchor tenant ISN Software Corp.
The Knox Hotel and Residences will feature restaurants, bars, lounges and a spa and wellness retreat, made after the plans of Martin Brudnizki Design Studio and are also slated for completion at the end of 2026. Meanwhile, the condominiums will have interiors designed by Chad Dorsey Design and shared amenities which will include a clubhouse, fitness center and an indoor pool. Allie Beth Allman & Associates will lead residential sales. Both the hotel rooms and the condominiums will range from 2,500 to more than 15,000 square feet.
