Accesso Eyes Orlando Mixed-Use District
Construction is slated to begin in the first quarter of 2026.
Accesso Partners plans to develop Ovation, a 670,000-square-foot mixed-use district near Orlando, Fla. The company has purchased the 76-acre site for $70 million and the project is expected to break ground in the first quarter of 2026.
Ovation will take shape at the northeast intersection of Interstate 4 and U.S. Route 192, in Osceola County. When complete, the property will feature music venues, restaurants, entertainment and experiential retail centers, as well as 740 hotel keys and condos.

The district is to be divided into five zones, namely:
- The Celebration, which will feature green spaces, retail, dining and entertainment centers
- The Water’s Edge, designated for restaurants and dining options along the shoreline
- The Indulgence, which will include one of the property’s hotels
- The Street, designed to resemble Times Square and include retail, eateries and entertainment
- The Beat, where the themed clubs, music hubs and venues will be.
The site is 20 miles southwest of downtown Orlando, in proximity to Florida State routes 417 and 536. The future district will be close to several residential communities and retail options, as well as the AdventHealth Celebration hospital.
Retail development flourishes in the South
During the third quarter of 2025, Orlando’s retail inventory registered almost 68 million square feet and another 87,464 square feet under construction, according to a recent Cushman & Wakefield report. Meanwhile, deliveries in the metro amounted to 225,000 square feet.
Across the Southern U.S., the third quarter of last year saw north of 6.2 million square feet of retail space under construction—more than the Northeast’s, Midwest’s and West’s figures combined.
