LogiPropCo to Build Delaware Industrial Project
JLL brokered the land acquisition.

Logistics Property Co. has acquired a 43-acre site in Newark, Del., where it will build a 442,530-square-foot industrial facility—its second in the state. Completion is slated for the second half of 2026. JLL brokered the land acquisition.
The development is at 205 Stanton Christiana Road, roughly 7 miles from downtown Newark and some 9 miles southwest of Wilmington, Del. The site has direct frontage on Interstate 95, while Wilmington Airport operates within 5 miles. The project will rise roughly 8 miles from First State Logistics Park, LogiPropCo’s first such property in Delaware, spanning nearly 1.1 million square feet.

Crossroads 95 Logistics Center will feature clear heights of 36 feet, along with 60-foot speed bays, as well as 44 dock doors and two drive-in doors. Parking arrangements will consist of 213 auto and 65 trailer spaces. The developer is targeting LEED certification.
JLL Senior Managing Director John Plower, Director Ryan Cottone, as well as Associates Zach Maguire and Jordan Schwartz, brokered the land deal.
Philly’s industrial pipeline is solid amid nationwide decline
Metro Philadelphia had 8.4 million square feet of industrial space under construction in May, according to a recent Yardi Matrix industrial report. Amid nationwide declines in new construction, Philadelphia ranked seventh among the top U.S. markets. Its vacancy stood at 6.7 percent, 180 basis points below the national figure, the same source shows.
LogiPropCo isn’t the sole company working to bolster Philly’s industrial pipeline. Aldi plans to construct a $550 million distribution center, spanning 1.1 million square feet, also in Delaware, as reported by multiple sources.
Stoltz Real Estate Partners seeks to break the record for the largest warehouse in Delaware. The developer filed plans for the construction of a multi-story industrial project, set to rise five levels and encompass 4 million square feet, according to Delaware Business Times.
