Stellantis Opens 534 KSF Distribution Center in New York

Bluewater Property Group and Affinius Capital own the property.

Stellantis has opened a 534,000-square-foot Mopar parts distribution center in East Fishkill, N.Y., after preleasing the project last year. A joint venture between Bluewater Property Group and Affinius Capital owns the property.

The automotive company poured $64 million into the facility, investing in an automated storage and retrieval system, as well as carbon-net-zero design.

Stellantis streamlined its distribution network across the Northeast, combining the former facilities in Tappan, N.Y., and Boston into the East Fishkill warehouse. The new property may process more than 2 million shipments annually.

Located at 32 Patriot Way, the warehouse is about 70 miles north of Downtown Manhattan. New York Stewart International Airport is roughly 18 miles away, while thoroughfares such as Interstate 84 and U.S. Route 9 run within about 4 miles of the property.

The facility features 36-foot clear heights, three drive-in doors, 120 dock positions and parking spaces for 212 cars and 134 trailers.

The U.S. automotive industry post tariffs

Against the backdrop of looming tariffs, U.S. customers rushed to buy new cars as sales were up more than 20 percent month-over-month in March, according to a report by MarkLines Co. Acquisitions were also up 9.1 percent year-over-year.

For their part, automaker companies began consolidating their supply chains. The automotive logistics market size was estimated at $62.2 billion in 2025, set to reach $81.6 billion by 2030, according to Mordor Intelligence.  

Fiat just tasked Prologis and Broadstone Net Lease to build a $78.2 million, 422,000-square-foot project in Forsyth, Ga., about 62 miles from Atlanta. Stellantis is also under contract with Broadstone for the construction of a 1.2 million-square-foot project in Breman, Ga. Delivery is set for next year.
