Collett Industrial Signs 211 KSF Lease in South Carolina

The firm completed the Class A industrial property earlier this year.

Charter Next Generation has signed a 210,600-square-foot lease at an industrial facility owned by Collett Industrial in Blythewood, S.C. The building is part of Carolina Pines, a 115-acre master-planned industrial park situated along Interstate 77.

Colliers negotiated the agreement on behalf of the landlord. The brokerage team included Managing Director Chuck Salley, Vice Presidents Dave Mathews and Thomas Beard and Senior Brokerage Associate John Peebles.

The Class A industrial property is next to the tenant’s existing manufacturing operation facility. Charter Next Generation will use the space as an expansion of its regional distribution footprint.

Collett Industrial built the asset on a speculative basis in partnership with Humphreys Capital. The development team also included Matthews Construction as site contractor, MCA Architecture as architect of record, Thomas & Hutton as civil engineer and Vannoy Construction as general contractor.

Located at 10741 Farrow Road, the one-story building includes 32-foot clear heights, ESFR sprinkler systems, ample column spacing, a 135-foot truck court and 182 vehicle parking spots, CommercialEdge data shows. The developer broke ground on the project in 2022 and brought it online in the first quarter of this year.

Tenants at Carolina Pines Industrial Park also include Husqvarna Outdoor Products, Belk Distribution Center, Patterson Logistics Services and Amcor Rigid Plastics.

Recent South Carolina industrial moves

During the second quarter, a total of 8.9 million square feet of industrial space was added to the South Carolina market, according to a Colliers report. In the third quarter, completions are expected to total nearly 10 million square feet. Meanwhile, vacancy increased 120 basis points quarter-over-quarter, to 5.9 percent, according to the same source.

One of the state’s more significant industrial projects is Scout Motors Inc.’s upcoming $2 billion EV manufacturing plant. Production start is expected in early 2026.

In Charleston, S.C., Portman Industrial acquired a 40-acre site for the construction of a 536,000-square-foot campus. The developer will break ground on the project later this year.
