Southern Utah Industrial Park Breaks Ground
Commerce Crossroads already has its first tenant, a rail transloading service.
Construction has begun on the 820-acre Commerce Crossroads industrial park in Cedar City, Utah, and the park’s first tenant has begun operating there, the developers announced on Wednesday, Aug. 23.
The project is being developed by BZI Steel, an area contractor and steel fabricator, and affiliate companies including Commerce Crossroads, in conjunction with the Utah Inland Port Authority. Upon completion, the development reportedly will be Utah’s first rural inland port. The site is in southwestern Utah, 8 miles west of I-15 and north of Zion National Park and west of Bryce Canyon National Park.

Commerce Crossroads’ first tenant is RailSync, a new transloading service that’s already connected to the Union Pacific Railroad and is receiving rail cars of steel and lumber products for businesses in Iron County.
The industrial park will initially include office buildings, on-site products and services to build tailored processing facilities for customers. The developers anticipate technology, construction material manufacturing, data centers, e-commerce and distribution users to be part of the mix, as well as office space and housing.
Commerce Crossroads will also be the site of the new BZI headquarters, scheduled to break ground next year.
VISCO, an affiliated general contractor, will be available for build-to-suit contracting services.
Desert blooming
The park received state-level approval in April. An outline for the development called for an eventual 41 buildings totaling about 8 million square feet.
In January, Dalfen Industrial acquired Desert Peaks Logistics Center in West Jordan, Utah, from the Boyer Co. The newly completed industrial park has three buildings totaling 183,792 square feet, of which two buildings are preleased.
