820-Acre Industrial Park Coming to Utah

Commerce Crossroads Logistics Park will be part of the state's first rural inland port.

The Utah Inland Port Authority has approved the development of Commerce Crossroads Logistics Park, an 820-acre, 41-building, 8 million-square-foot industrial campus and transportation hub in Cedar City, Utah.

BZI Steel, a southern Utah-based steel fabrication and construction company, is developing the rail-served project in partnership with Commerce Crossroads. VISCO will serve as general contractor and LINX Commercial Real Estate is marketing the site.

The future park is a component of Iron Springs, a planned, 899-acre inland shipping and freighting development in Iron County that will be Utah’s first rural inland port. Additionally, Commerce Crossroads will include BZI’s new headquarters, a 400,000-square-foot office building that will break ground in 2024.

A networked project

Commerce Crossroads Logistics Park is part of an ongoing effort by the Utah Inland Port Authority to build up shipping and processing infrastructure around the state’s rural areas, according to The Salt Lake Tribune. The development will initially comprise office buildings and processing facilities; it will operate a new rail transload service, as well as an expanded short-line service.

At full build-out, the park is anticipated to also include build-to-suit loading, processing and warehousing facilities, as well as data centers and warehouses. Additionally, the development is likely to see the construction of adjacent multifamily housing.

Commerce Crossroads will take shape alongside Iron Springs Road, within 6 miles of Interstate 15. The industrial park will also be connected to the Union Pacific railroad lines.

Industrial upswings in Utah

Despite its smaller size when compared to California or Arizona, industrial activity around the Beehive State has trended upwards in recent years, in part due to the state’s rich natural resources and its connections to many of the Western U.S.’ largest commercial zones. Salt Lake City alone had 4.6 million square feet of industrial space in its pipeline as of April, according to CommercialEdge data.

The metro also had nearly 84 million square feet pertaining to planned and prospective industrial projects. One of these future developments will be a 340,000-square-foot industrial campus that ViaWest Group and Clarion Partners intend to build in the state capital.

Another project, to be developed by Lineage Logistics, is a $125 million, 200,000-square-foot cold storage facility. The development will take shape within the 1,700-acre Lakeview Business Park in Grantsville, Utah.
