XNRGY Delivers 1st US Manufacturing Plant

This Phoenix facility marks the first phase of a 1 million-square-foot development.

XNRGY Climate Systems has completed its first manufacturing facility in the U.S., a 275,000-square-foot property in Mesa, Ariz. Production will begin next month.

The facility is the first phase of a 1 million-square-foot sustainable manufacturing and headquarters campus. The four-phase project’s total investment value was set at $300 million.

The Canada-based company is focused on expanding its production capacity in the U.S., to meet the growing demand in the data center market. The Arizona property currently has 130 employees, with the company expecting to add 300 new jobs by the end of the year.

The first facility within Gateway East

The Boyer Co. broke ground on the facility in April last year. Other partners included Wespac Construction Inc. as general contractor, Gensler as designer and Dibble Engineering as civil engineer, along with Caruso Turley Scott and IMEG.

The building is at 9019 E. Technology Way, close to Loop 202 and U.S. Route 60, as well as 35 miles from downtown Phoenix. The project was developed on a 153-acre site using funds from a $42.5 million loan originated by UMB Bank, according to CommercialEdge information.

XNRGY’s factory is the first building to come online within Gateway East, a more than 270-acre business park that will comprise office, manufacturing, industrial, retail and hotel spaces at full build-out. Boyer is developing the master-planned project in partnership with Phoenix-Mesa Gateway Airport Authority through long-term ground leases from the entity.

Phoenix’s industrial boom set to continue

Phoenix remained one of the most active industrial markets in the country as of February, according to a recent CommercialEdge report. The metro’s development pipeline totaled 16.1 million square feet, ranking second after Dallas’ 23.7 million square feet.

One of the underway projects was Thompson Thrift’s 1 million-square-foot industrial campus in the southeast Phoenix suburb of Queen Creek. In November, the company completed the development’s first phase, consisting of five buildings totaling 400,000 square feet.
