Wood Partners Building Green Inspired M-F Complex in Colorado

Wood Partners, a national multi-family developer, has started construction on Alta Harvest Station Apartments, a planned 297-unit gated community in Broomfield, Col., which it hopes will achieve a LEED Silver rating by the U.S. Green Building Council.

Wood Partners, a national multi-family developer, has started construction on Alta Harvest Station Apartments, a planned 297-unit gated community in Broomfield, Col., which it hopes will achieve a LEED Silver rating by the U.S. Green Building Council.

“We area a ‘Build Green’ company and this development will be green, either LEED certified or meeting national green standards,” Tim McEntee, Wood Partners’ director of developments in the Rocky Mountain area, told Commercial Property Executive. “We are pursuing LEED Silver like we received on a recent and similar development in Denver Aspen Grove.”

The three-story, 283,175-square-foot project is located on 13.75 acres at the southeast corner of Wadsworth Boulevard and 118th Avenue. Alta Harvest Station will consist of 13 three-story buildings with 175 one-bedroom, 107 two-bedroom and 15 three-bedroom units, averaging 940 square feet.

“It’s transit oriented, being located at Mass Trans stop and just off the Boulder corridor and across a pedestrian bridge from the 1STBANK Center, a new sports/concert arena and Arista retail and restaurants,” McEntee said. “Our primary goal for this new multi-family community is to serve the nearby Interlocken/Broomfield business hub, where recent job growth has been strong.

Dallas-based architectural firm Womack + Hampton designed the project with a post modernistic urban theme including stucco, cast stone and a fiber-cement-siding exterior. It will also include covered staircases to provide access from the interior and street-facing elevation.

The project will be modeled after the company’s successful Alta Aspen Grove in nearby Littleton, which is a 280-unit, garden-style, eco-friendly and transit-oriented community at 7317 S. Platte River Parkway.

Community-wide amenities will include a plaza with seating and water features, a resort-style pool, an outdoor fireplace, a dog park & wash, bicycle repair shop and a state-of-the-art fitness center. There’s also a yoga/serenity room, a Japanese meditation area, a business/office center with wireless Internet, and a grilling area with flat-panel TV displays.

The Alta Harvest Station Apartments will also include 1.4 acres of public land dedication, part of which will be developed into a one-acre pocket park near Wadsworth and 118th Avenue.

According to Wood Partners, the project is expected to generate an estimated 362 local jobs, $23.46 million in local income and $2.46 million in taxes and other revenue for local governments, based on National Association of Home Builders calculations.

“There is a significant amount of high-tech and new technology jobs,” McEntee added. “There is 5 million square feet of office space adjacent to the site in Interlocking. Aerospace is very active and it’s also in the corridor with Ball Aerospace and Lockheed.”

The first building is expected to be open to tenants next summer with the entire project scheduled to be completed in February 2014.
